Who we are
ANG Specialty Properties LLC ("ANG," "we," "us") is a Florida limited liability company based in Tampa that works with property owners, wholesalers, builders, developers and investors on residential real estate, including teardown homes and buildable lots. We are not real estate agents or brokers, and we do not represent buyers or sellers. ANG's role in any transaction, including whether ANG or an affiliate is a party to an agreement, is stated in writing in that agreement.
Joint ventures
Any joint venture with a wholesaler or other party, including how proceeds are split, is agreed in a separate written agreement before a property is shared with any buyer. Nothing on this website creates a joint venture or partnership.
Founder sessions
Founder sessions are educational only and are not legal, tax, financial or investment advice. No result, income or deal is promised or guaranteed. Session price, scheduling, rescheduling and any refunds are confirmed in writing when you book.
No offer or advice
Nothing on this website is an offer to buy or sell any property. Any offer is made only in a written letter of intent or purchase agreement signed by ANG. Information on this site is general and is not legal, tax, financial or real estate advice. You should consult your own attorney or advisor before selling or buying property.
Statements about our process
Descriptions of our process, such as typical timelines, as-is sales and closing costs being covered by the buyer, describe how transactions typically work. The actual terms of any transaction are the ones written in the signed agreement, and closing dates depend on title, inspections and other factors.

Images and diagrams on this site are for illustration only. They do not show a specific property we own or will build, and they do not promise what can be built on any lot.
Communications
When you submit your information, you agree that we may contact you by phone, text or email about your inquiry. You can opt out of texts at any time by replying STOP. See our Privacy Policy for details.
Use of the site
